Step by Step List of Useful Due Diligence

19th October 2015 Kadan Atkin 7 Comments

Due diligence is useful, but each property and each buyer is different. Following is a list of due diligence we consider, in no particular order:
• Title –Hopefully you are using a title company. You want to ensure the title to every property you consider buying is clear. Also get title insurance on every property, no matter what. We use Bonneville Superior Title 801-365-0990.

How to Inspect Sewer Lines.

19th October 2015 Kadan Atkin 1 Comment

When buying a home, it is a good idea to have the sewer lines inspected. Even if the home is newer and things seem to flow and flush well, there is always the chance that things down there don’t look too good.
Plumbers can do this for you with a scoping camera. A scoping camera is typically a video camera that has a recording unit. Shop around. You want honesty, integrity and a fair price. Buyer beware in this market, plumbers do not price the same or have similar equipment.

Waiting For a Perfect Deal, and How Much Is Too Much?

21st September 2015 Kadan Atkin 3 Comments

I have a friend that has flipped a few more houses than I have personally. He has been working as an investor and subcontractor for several years, and he knows the numbers. He also works with qualified partners for title, hard money, and appraisal. In short, he has all the tools he needs to be a successful investor and make good deals.
